Bayview Real Estate provides property rental services to landlords. We take care of all the leasing issues including property inspections, recommendations on property improvements, marketing property, collecting rent etc.

- Inspect the property, provide rental market appraisal and recommend any property improvements.
- Market the property (including design, preparation and placement of agreed advertising) and photographs at no charge.
- Receive process and check tenancy applications with our Six Step process.
- Select a tenant/s in consultation with owner/s.
- Arrange preparation of the appropriate documentation including the Lease agreement, the Condition Report, inventory of fixtures and fittings, and other specific negotiated terms of the lease agreement.
- Provide a copy of additional documentation that may be required under government legislation.
- Brief the tenant\s and the landlord/s on their respective rights and duties.
- Collect and receipt the security deposit and rental payment in accordance with the Lease Agreement (Internet Banking, Quick Rent Card, cash or cheque)
- Have the tenant pay the Bond to the Residential Tenancies Bond Authority in accordance with the Residential Tenancies Act.
- Facilitate inspection of the property.
- Pay authorized accounts and statutory charges.
- Provide landlord/s instruction sheet that incorporate instructions from the owner for attending to requests for maintenance and repairs, dispersal of net rent, insurance payments and any other payments.
- Disburse the net rent to the Landlord in accordance with the Landlords instructions with a statement detailing all income and outgoings. This is done on WEDNESDAY every week, not once a month.
- Conduct the Periodic Inspections, as per regulations – after 3 months, then every 6 months.
- Undertake regular maintenance reporting, where applicable.
- Administer rental reviews and lease expirations.
- Preparation and service notices in compliance with the relevant legislative and/ or tenancy agreement.
- Represent owner at any statutory tribunal hearing (VCAT).
