MAINTENANCE INSTRUCTIONS:
Air Conditioner
- Not operational- In the event that the air conditioner will not operate the tenant must first change the batteries in the
remote control (if applicable). If the problem persists, report the issue to the agent.
- Not performing effectively- In the event that the air conditioner is not performing effectively, clean any filters and vents
to ensure there is no build up of dirt or dust (always ensure that the power is turned off). If the problem persists, report
the issue to the agent.
Note. Should a technician be required to attend the property and it is determined that the air conditioner was not functioning
correctly due to unclean filters and vents, the tenant/s will be responsible for any costs incurred in rectifying the issue (this may
also apply to some heating units).
Antenna/Aerial
In the event that an antenna is not working the tenant must first ensure that their television and or television leads are not faulty
and where applicable, that any internal antenna power supply or booster is plugged in and switched on.
Note. Should a technician be required to attend the property and it is found that the tenant is responsible for the non-working aerial,
the tenant/s will be fully responsible for any costs incurred in rectifying the issue.
Blocked Drain
- Kitchen sink- In the event that the kitchen or bathroom sink becomes blocked the tenant must first attend to the
blockage by clearing the area where possible and then using a rubber plunger. 1). Fill the sink partially full of water,
2). Position the plunger over the drain, 3). Work the plunger up and down quickly, 4). Continue using the plunger until
the clog is dislodged. If the sink remains blocked, report the issue to the agent.
- Shower drain- In the event that the shower drain becomes blocked the tenant must first attend to the blockage by
clearing the area where possible and then using a rubber plunger. Be careful to fully cover the drain opening with the
plunger. Run some water until there is enough to create suction. Plunge a few times then gently remove the plunger to see
if water will run freely. Keep repeating for a while, but if it doesn’t run, let the water settle and report the issue to the agent.
Note. Should a plumber be required to attend a blocked drain and it is found that the tenant/s have caused the blockage, the
tenant/s will be fully responsible for any costs incurred in rectifying the issue.
Blocked Toilet
The tenant/s must ensure that foreign objects or excess toilet paper are not flushed down the toilet.
Note. Should a plumber be required to attend a blocked toilet and it is determined that the tenant/s have caused the blockage, the tenant/s will be fully responsible for any costs incurred in rectifying the issue.
Burst Pipe/Water Leak
Turn off the water at the mains and report the issue to the agent.
Broken window/glass
The tenant/s will incur any cost incurred in rectifying any broken window and or broken glass door that has been caused by the tenant/s or a person that the tenant/s have allowed or permitted to be on the premises (all replacement glass must be to same specifications).
Dishwasher
The tenant/s must clean the dishwasher on a regular basis including the filter/food catcher. If the dishwasher is not operating effectively report the issue to the agent.
Note. Should a technician be required to attend the property and it is found that the dishwasher fault has been caused by user error,
the tenant/s will be fully responsible for any costs incurred in rectifying the issue.
Gas Leak
Turn off the gas supply at the gas meter and keep away from affected area (you’ll find your gas meter on an outside wall of your
home or near the front boundary).
- If you suspect the escape of natural gas at the meter contact your gas distributor immediately (their emergency contact
details will be on your last gas bill).
- If you suspect the escape of natural gas within your property, report the issue to the agent.
Light Globes
The tenant/s must replace all damaged, defective or broken light globes, spotlights and/or fluorescent tubes (including starters) during the term of the lease, and at the tenant/s expense. If the problem persists after a globe has been replaced, report the issue to the agent.
Note. Should an electrician be required to attend the property due to a faulty light and it is determined that the fault is due to the tenant/s not changing a light globe/fluorescent tube or starter, the tenant/s will be fully responsible for any costs incurred in rectifying the issue
Power Outage
In the event that the power goes out in your property first check to see if the whole area is without power.
- If the power is out in the area, report the outage to the local power authority.
- If the power is only out in your property:
-Check the meter box to see if one or more of the circuits have been tripped- refer to any switch
(including the safety switch) which may be in the ‘off’ position.
-Re-set the switch to the on position. If the problem persists, report the issue to the agent.
Note. Should an electrician/technician be required to attend the property and it is determined that the tenant or tenant/s appliance caused the power outage, the tenant/s will be fully responsible for any costs incurred in rectifying the issue.
Vermin and Pests
- Ants • Mice • Rats • Cockroaches • Fleas
- The tenant/s are responsible for the eradication of pests if the infestation occurs after you have moved in and if it can be shown that your activities (including pets) or lack of cleanliness has caused the infestation.
- The tenant/s are responsible to take basic pest prevention methods such as proper storage of food and using sprays and baits.
- The landlord is responsible to seal off any entry points.
Note. Should an exterminator be required to attend the property and it is found that the infestation was caused by the tenants
activities or lack of cleanliness, the tenant will be fully responsible for any costs incurred in rectifying the issue.
